Welcome to Liberty Ranch Homeowners Association, Inc. The entire association is comprised of Single Family Homes that were originally constructed between 2000 and 2015. The community is fully built out. The Liberty Ranch HOA property is located South of HWY 66, about a mile west of I-25 in Mead, CO.
This site is designed for Liberty Ranch Homeowner Association members, to provide general HOA information along with updates about the community. Most new information will be posted on this main page, but please feel free to check out the rest of the website for useful information.
BILLINGS: The 2020 Assessments are $125 per calendar quarter for all properties. Assessments are due the 1st of the month each calendar quarter, and are considered late if not received by the 15th of the month. Any account with a balance due as of the 30th of the month will be assessed late fees in accordance with the collection policy of the Association.

TO PROVIDE COVID-19 PRECAUTIONS the Annual Homeowners Meeting will be held REMOTELY. The Meeting will begin at 6:00 PM, and ALL ATTENDEES WILL NEED TO PRE-REGISTER FOR THE MEETING, to receive the link for the meeting. When registering, please list your FIRST and LAST NAME as it is listed on the property, to assist in taking attendance at the meeting.

As a general courtesy when attending a Remote Meeting, find a location that is well lit and is free of background noise. Please mute your mic when you are not speaking, to reduce the amount of ambient noise on the call. When speaking, announce yourself, so that everyone knows who is speaking, and please refrain from talking over others. If you are unable to attend via a device with a camera/mic, you can call in using the PHONE ONLY number of 669-900-9128 with the Meeting ID 98725115441# to participate in the spoken portion of the meeting.
If you are unable to attend the Annual Meeting, please submit your completed proxy (the proxy form is located on page 3 of the Annual Meeting Newsletter mailed to all members and a copy is posted on this site under Newsletters), to ensure the required minimum quorum of members is obtained, and a valid meeting can be held.
Regular Meetings of the HOA Board are scheduled to be held the 2nd Monday in EVEN Numbered Months at 5:45pm at the Foster Management Office. PLEASE NOTE: Due to Covid-19 Precautions, the Board Meetings will be held via VIDEO CONFERENCE.
